REQUIREMENTS FOR LODGING A BUILDING CONSENT

Completed Building Consent Application form
Lodgement fee (see below)
Two sets plans drawn to scale (1:100 or 1:50)
Two sets site plans drawn to scale (1:100)
Two sets of specifications covering all materials and work
One extra set of elevations, floor plan & site plan on A3 size paper for work over the value of $30,000.00.
A current property certificate of title (for all new buildings & additions)
A completed on-site wastewater disposal site assessment (TP58)

A

Class A
For minor activities such as the installation of free standing solid fuel fire
appliances, minor electrical and plumbing and drainage installations, the
construction of a deck or garden shed. Generally work valued less than $5,000

Class B
For uncomplicated projects such as farm sheds, packing sheds, drainage installations and moderate sized electrical and plumbing installations.
Generally
work valued less than $20,000.00

C Class C
For moderately complicated projects such as dwellings, single storey commercial and industrial projects, septic tank drainage installations, and major plumbing and electrical projects generally work valued less than $180,000.00

D Class D
For all projects not coming within the classes A, B or C such as multi-storey commercial and industrial projects and other projects of a specialised nature.

A non refundable building consent application lodgement fee is payable on application as per scale, (minimum fee $65.00)

After completion of the processing of your building consent plans you will be invoiced for further costs related to your Building Consent which are outlined below:-
Processing fees:              Based on time spent on Consent @ $112.00
 
Building Inspections @ $73.00 for minor work under $4999
                                      @  $112.00 for building work over $5000
 
Code of Compliance Certificate:
                                     $72.00 for minor work under $4999
                                     $112.00 for building work over $5000
 
DBH (Department of Building & Housing) Levies for Building Work over $20,000
                                      $ 1.97 per $1000 of value of finished building work
 
BRANZ (Building Research Authority of New Zealand) Levies for Building Work over $20,000
                                      $ 1.00 per $1000 of value of finished building work     
                         
Document & Information Storage Fee.

 of the estimated value of the work with a maximum of $850.00

Approximate Costing when applying for a Building Consent to relocate a Second Hand Building to a property in Franklin.
Before a Second hand Building can be relocated to a property in the Franklin District Council an Application for an inspection must be lodged.
This Application is lodged on a Red Form along with photos of the four elevations of the Building.

Once the inspection has been carried out by a Council Inspector a report will be sent out and then a Building Consent can be applied for.  Standard Building Consent fees apply.
