A Land Information Memoranda (LIM) provides you with what Council knows about land within the Distirct.
The LIM report contains information that we know of due to the fact that it is in our records. These are things like:
The ability to connect to the public water supply/sewer/stormwater
Private drainage
Hazards (fill, slippage, flooding etc)
Requisitions (outstanding works to be completed on the property)
Building consents (what has been applied for, what has been granted)
Operative District Plan zone rules
Rate information (rates owing and annual rates)
What is in a LIM will vary from property to property and include whatever is applicable to that property. No site inspection is carried out by Council and we do not currently supply house or site plans with LIM reports. It is recommended that copies of available plans are viewed or obtained from our Customer Service Team in the Pukekohe office. These will help you to determine if any alterations have been made without Council authorisation.
We would always recommend that any potential purchaser obtain a LIM report on a property. This will enable you to make an informed decision prior to purchase. You can even make this a clause in your sale and purchase agreement.
