Rates are Council's most important source of income to ensure that we can provide the services our community desire.
How your Rates are Calculated
One of the mysteries of Local Government is the way rates are calculated. Firstly, Council sets its budget, this is the cost of our activities for the coming year and it has nothing to do with property values. This is done through the Long Term Council Community and Annual Plan process.
Say Council's budget is set at $1000.00. Then Council takes the total capital value of all of the properties in the district. For our examples we will say that the current figure is $10,000. We then divide the amount required by the total value to get a rate in the dollar, for our example this works out to be 10c.
Therefore as an example -
A farm valued at $ 2,000 x 10c = rates of $ 200
A lifestyle property valued at $ 1,000 x 10c = rates of $ 100
A shop valued at $ 1,000 x 10c = rates of $ 100
A factory valued at $ 4,000 x 10c = rates of $ 400
A home valued at $ 500 x 10c = rates of $ 50
A home valued at $ 250 x 10c = rates of $ 25
A home valued at $ 250 x 10c = rates of $ 25
A home valued at $ 250 x 10c = rates of $ 25
A home valued at $ 750 x 10c = rates of $ 75
Total value $10,000 x 10c = total of $1,000
